An interest in construction since childhood (one of my dad’s ‘cars’ was a forklift!), Monica Byrd’s love for commercial and mixed-use development started early back in New Orleans watching her dad work on the shipyards of the riverfront. It’s in her DNA and this passion has led her to fully embrace the commercial development industry now as a commercial real estate agent for NAI Michael. In this role, she will be responsible for retail property types - including restaurants, luxury resorts and hotels, retail properties, urban and main street properties, specialty and lifestyle centers, and mixed-use projects. She is exceptionally proud to be associated with NAI Michael, where she has access to the latest technology and an extensive wealth of resources, in addition to a growing database of buyers, sellers, and investors to further assist her clients.
Prior to NAI Michael, Monica was a highly motivated project management professional with 8+ years’ experience solely dedicated to advancing the $1.6 billion-dollar MGM National Harbor Luxury Resort & Casino. Overseeing a collaborative of $1.0 million to $20.0 million dollar project portfolio that includes the resort’s Executive Offices, The District Food Court, FELT Bar & Lounge, Nectar Bath Retail, The Spa ad Salon and MGM National Harbor, The Theater at MGM National Harbor, Lobby Bar and a host of retail, hotel and entertainment related projects.
Determined to come out of the pandemic better than she went in, she created Charcoal Blue, LLC the only minority and woman-owned project management firm solely dedicated to hospitality project management projects specializing in luxury hotel, retail, restaurant, casino and resort projects.
With years of experience in commercial and mixed-use development under her belt, she’s often called upon to share insight on current client and brand engagement, internal and external constituencies, pulled into brainstorming fresh ideas for creative support all while taking on new challenges.
She is a graduate of Xavier University with a B.S. in Business Administration and holds Project Management Certification from Georgetown University of Washington, D.C. Additionally she is PMP® certified and a Board Member of the East West Community Development Corporation. Monica is a member of Women of Project Management®, the National Association of Black Women in Construction and an active member of Alpha Kappa Alpha Sorority, Incorporated.
